About Colt Property Improvements Limited

Sorry there are no posts yet.
August 2017
We had used them previously on minor jobs, but recently while I was out the country, my wife found a major leak from our front coming in to our children’s room. She requested them to quote for repairing that leak, and also righting and reflanching our other chimney, where we were aware that there was also a leak. Quote received was high, but had implied that repointing was included, along with re-flashing, we went ahead with it. Subsequent to the work being done, we had a heavy rainfall and were less than impressed to find water pouring in through a broken tile right next to the rear chimney breastwork after removing insulation. (Do have date-stamped photo/video of this). My wife contacted Colt (I had unfortunately already settled the account) and said she would be at home to take them into the loft to show them the issue. After waiting a significant time on the day in question (she was at home all day as one of our kids was sick, and we do have a dog with very sharp hearing…) she phoned Colt, who said that their foreman had already been, had “knocked”, done an inspection from outside, and provided us with a quote for £500 for (cocmpletely unnecessary…) reflashing of that chimney as well. We obviously did not accept this, and got a reputable alternative tradesman in (for £180) who fixed the tile and confirmed that there was no just cause for the reflashing requirement. He could not, however, state categorically whether the broken tile was recent or not, but confirmed (and pointed out to myself prior to doing the work) that it was very obvious that the tile was broken to any competent roofer, particular one who had been working at the chimney (as Colt had been). This did successfully fix the main leak, but we noted that the original minor leak inside the chimney was still happening – there had obviously not been any reflaunching done. Fortunately a brick had been removed internally from the breastwork, so I was able to get a camera into the breastwork and take a photo of daylight coming in through a large crack next to the chimney cowl. I raised this with Colt – once again their senior manager avoided coming into the house, believing that he could diagnose quality of reflanching from a neighbouring carpark. My wife did spot him, so I was able to accost him and show him the picture of the significant crack in the flanching. I made it clear that I would need to be back when his team arrived to complete what they had been contracted to do. They did arrive before the agreed time and the foreman had a very aggressive attitude towards my wife, which continued towards me(for a very short period…) after I arrived back. He denied initially that they had agreed to do the reflanching of the rear chimney (I do have the original contract), then his workman denied that there was any cracks in the flaunching. The foreman seemed to be intent on slagging off the workmanship of the alternative roofer we had got in to fix the broken tile (apparently some flanching had been bent, and requested me to climb the ladder to see this “poor workmanship” – which I did and nothing was obvious – they seemed to be able to spot that detail but not a broken tile… I did offer to carry on up the roof ladder to show them the flaunching issue – this was declined as apparently once the workman had got on top of the chimney and looked behind the cowling, the mystery of where the water was getting in was solved…sure enough (as per available photo), mortar can clearly be seen ingressing where previously there had been a very clear crescent of skylight. .Just a pity we cannot provide a negative star rating…(Contract details etc. can be supplied separately as there does not seem to be an upload option other than for photos)

David is charming and the men who actually did the work were polite and quick. No hesitation in using Colt again or recommending them to others.
